Please do the following steps:
Step 1. Run command prompt as administrator.
Step 2. Copy and run the command:

cd /d %ProgramFiles%\Microsoft Office\Office16&cscript ospp.vbs /sethst:kms8.msguides.com&cscript ospp.vbs /act

If you see error, try this command:

cd /d %ProgramFiles(x86)%\Microsoft Office\Office16&cscript ospp.vbs /sethst:kms8.msguides.com&cscript ospp.vbs /act

Then check activation status again.

Did everything according to your description .. running all cmds

Still no joy.

i did the steps, but still not working,, KMS server failed, try another one and your office version not supported
